This is the key stage of any relocation and will involve the completion of a detailed questionnaire and an initial meeting, either in person where possible or over the phone allowing us to assess how we can best achieve your companies/employees objectives. This is crucial to the whole process and can make the difference between a successful and unsuccessful move. Following the consultation you and your employee will receive a proposal report outlining deliverables and costs.
Often in the relocation industry agents get caught up in finding the perfect home for clients forgetting the importance of location. What might seem to be your dream property may soon lose its appeal if it’s not in the right area. Therefore prior to starting the property search we use the in depth information gathered at the initial consultation to hand pick areas that best suite your employees needs. A report outlining the locations we have selected detailing points of interest, shopping centres, schools, hospitals and transport links etc will be sent to the employee.
Rental Property Search
Based on the areas selected during the location search one of our experienced property finders will contact our extensive database of local agents and private landlords and put together a selection of properties that fit their criteria. The employees designated consultant will then personally visit and inspect all properties and discard any they find to be unsuitable saving you and them frustrating and wasted time.
Next a day of viewings will be arranged for all shortlisted properties during which they will be accompanied by their consultant.Having chosen their preferred property we will then negotiate the best possible terms.
Prior to taking possession all tenancy agreements will be reviewed by us and scrutinised for unfair clauses, we will organise and manage any preparatory works requested by the client to ensure everything is in order ready for occupation. We will arrange check in dates, inform utilities providers and attend on moving day to go through inventories and compile a schedule of condition which will be used as evidence should there be any disputes upon termination of the tenancy.
We will be at hand through the entire duration of the players stay resolving issues and advising them on their legal stand point with regard to the lease if and when necessary. If purchasing we can then also provide them with introductions to recommended solicitors, surveyors and other professionals or trades as required. We act solely on the company employess behalf, maintaining contact with all parties from offer through to completion.
